How is Home Loan EMI Calculated?

EMI (Equated Monthly Instalment) is the fixed amount you pay every month to repay your home loan. It is calculated using the standard reducing-balance formula that accounts for the loan principal, annual interest rate and loan tenure.

Each EMI payment covers an interest component and a principal component. In the early months most of the payment goes towards interest. As the loan matures, the principal component grows and the interest component shrinks — this is the amortization effect.
